Reform SANTS

In this project we carried out a comprehensive renovation of a flat located in a modernist estate in the Sants district. In the 19th century it was a working-class district, with several textile factories.

The owner traveled constantly and needed a flat with good communication, so she decided to buy this enigmatic flat to renovate.

Distribution:
The floor, located on the mezzanine, was like most of this type of construction between partitions, elongated and narrow with a main and rear facade. We connected the spaces to gain visual continuity and natural light. We located the bathroom area in the center, since this room did not require a window, and we took advantage of the facades of the property to locate the living room-dining room-kitchen and the master bedroom.

To channel the bathroom drains to the downspout, we designed a functional shelf that served to hide the pipe and as a bookcase.

In the day area, we removed the false reed ceilings and discovered the original beams of the estate, as well as an existing metal beam type lintels. These beams were restored and braced. We installed a 100% natural solid wood floor, which gives us a very cozy atmosphere.

In the night area, we kept the ceilings and their moldings, as their good state of preservation meant that they should continue to be part of the history of this home.

We recovered the authentic hydraulic floors in the suite and the bathroom, which bring a note of color to the space.

Other items of interest:
Exposed brick wall and cast iron radiators to commemorate the industrial area of ​​the estate, we chipped the entire head wall of the suite, leaving the exposed brick. For the heating system we used cast iron radiators, which in addition to being very efficient, dress the walls, bringing character and tradition.
